NET Lease Experts
A net lease is one where the landlord and little to no responsibilities. Sometimes referred to as "mailbox money", net leases can be one of the most secure investments available. However, an investor doesn't make their money at the end, they make their money when a tenant is selected. It is prudent to have a solid tenant in place. Credit tenants and corporate leases are among the best, but some others can also be wise.
Types of Net Leases
NNN (Triple Net - Absolute Net) - The tenant pays for all maintenance, property taxes, insurance, common area maintenance (CAM), etc. There are no landlord responsibilities with a NNN lease.
NN (Double Net) - the landlord is usually responsible for the roof and structure only. Sometimes it is more and sometimes it is less, but it does require some landlord responsibility.
